Dayton Re-imagined - Why It is Different This Time
This presentation will briefly explore Downtown Dayton’s modern history including the shift from primary business hub through the late 80’s to business migration to suburbs in the 90’s that resulted in a significant employment drop and loss of amenities in Downtown. We will look at previous revitalization attempts in the early 2000’s that flattened after a few key projects.

The stage was set with the Greater Downtown Plan which gained buy-in from many regional stakeholders, resulting in significant investment in public amenities that created a foundation for private development. The collective emphasis to strengthen downtown from the City of Dayton, Montgomery County, Dayton Development Coalition, Dayton Chamber, Downtown Dayton Partnership and Dayton Public Schools provided the security and tools needed to attract private investment and stabilize the market.

Why this time is different
The current redevelopment activity is having a broad and sustainable impact due to the sheer volume of investment that is reflected by market acceptance and profitable projects. The variety of developments and developers provides options for individuals and businesses to live and work in multiple areas of downtown.

The macro shift to renter by choice has strengthened housing demand and options, while employment has increased through a mix of organic growth from businesses of all sizes, to major employer relocations, diversifying the employment base. Understanding the needs of office users and willingness to create spaces users want to be despite historical vacancy rates has made downtown a top of mind choice for employers. The office towers have been boosted by active ownership willing to reinvest in one of the hardest hit segments of downtown.

In this cycle, event spaces, food and beverage concepts and entertainment have kept pace and helped created the energy that makes downtown a destination on evenings and weekends in addition to the traditional daytime strength. This transition from employment center to a true large scale live work play provides the sustainability and energy to keep new investment moving forward.

Risks
There are always risks. COVID-19 has re-defined it. This risk isn’t a downtown only risk by any stretch. We will talk about the implications of what we experiencing and how our response matters.
